After The Keys Return To Auben's Possession

Utility Transfers

All utilities will be transferred into Auben Realty’s name (electric, gas, water/sewer, etc.) Auben Realty will manage the utilities during the make-ready and listing process. In accordance to the management agreement, utility charges will be billed directly to the owner statement with a 10% utility management charge.

Security Deposit Reconciliation

  1. Move Out Inspections: Documents the property’s condition. This inspection
    occurs within 2-3 business days after receiving keys
  2. Security Deposit Processing: The tenants move-in inspection will be compared to the move out inspection. Any damages deemed beyond normal wear and tear are subject to a security deposit charge. Tenants receive an estimated charges list and have 48 hours to resolve the items on the letter per legal requirements. Processing takes up to 30 days from move out but we try to process as quickly as possible.
  3. Security Deposit Funds: If there is a refund available to you following processing, funds will be transferred to your owners portal.

Make Ready Scope Of Work Process

    1. A Project Manager will compile a scope of work necessary to be at rent-ready condition within 2-3 business days of move-out. Once the scope is completed, it will be emailed to you for review and approval.
    2. Following approval, the Project Manager will request a bid from a trade partner. The bid process takes approximately 3-5 business days.
    3. Once the bid is received, the Project Manager will present the information via email. The final bid must be approved for work to start. Owner’s will receive a Methods of Payment document that outlines funds/deposit requirements to start the turn.
    4. Once approved, the Project manager will send over a Methods of Payment document which outlines payment options. Work will not begin until the turn has been paid in full.
