Frightening Fixes: Investor Edition

Our October Investor Meet Up, Frightening Fixes – Investor Edition, brought together local investors and industry professionals for an evening of insight, education, and engaging discussion. 
 
The event began with Restoration 1, a Kansas City–based remediation company, who shared valuable information on how they assist investors when remediation services are needed. Their team broke down cost considerations and even showcased some of the specialized equipment used to detect mold, providing attendees with a hands-on learning experience.
 
Next, representatives from TJ’s Heating and Cooling discussed their HVAC and plumbing services, highlighting common mechanical issues that can impact property performance. Their presentation emphasized preventative maintenance and proactive strategies to preserve system integrity and protect investment value.
 
Our Keynote Speaker, Brendan Pishney, a local investor, delivered an engaging and informative presentation detailing several of the “frightening fixes” he has encountered throughout his investment journey. From discovering basements without concrete floors to addressing trees growing on rooftops, Brendan’s stories illustrated the importance of due diligence and creative problem-solving in real estate investment. 
 
To conclude the evening, Auben’s Investor Account Managers, Cassie Musick and Lauren Kennedy led a discussion on incorporating maintenance and repair costs into investment budgets. They introduced the concept of establishing “hidden buckets”—dedicated maintenance account separate from operating funds—to ensure resources are available when unexpected repairs arise. Whether budgeting by percentage or estimated costs, this proactive approach supports long-term financial stability and effective property management. 
 
The event offered a valuable opportunity for investors to connect, share experiences, and gain practical strategies for navigating the challenges of property ownership and maintenance.
