Reflections from the IMN SFR Property Management, Operations and AI Conference

In this week’s blog, I am turning it over to the Director of Business Development for Auben Texas and Kansas City, Alli Malliton. She will be discussing her experience at IMN’s latest conference!


 
Last week, I had the opportunity to participate in the IMN SFR Property Management and Operations Conference in Austin, and it was an energizing couple of days filled with great conversations, new connections, and fresh perspectives on the future of real estate.
 
I was honored to take the stage in two capacities:
 
1. Moderator: Scaling Strategies – Keys to Growing from 50 to 500+ Doors
As moderator, I guided a conversation with a fantastic panel of operators and investors who shared their experiences on the challenges and opportunities of scaling. Some of the themes we explored included:
  • Expanding without overwhelming operations or diluting service quality
  • Training and empowering teams to maintain consistency at scale
  • Leveraging tech—whether off-the-shelf or custom—to streamline processes and support growth
 
Hearing real-world examples of how different companies approach scale was not only insightful, but also reaffirmed that there’s no one-size-fits-all path.
 
2. Panelist: In-House vs. Third-Party Property Management – Aligning Incentives and Tracking Performance at Scale
On this panel, I joined other industry leaders to discuss in-house management versus third-party both of these can be rewarding when done right. We covered:
  • Strategies for aligning incentives between owners and managers
  • Performance scorecards to track leasing, maintenance, and retention
  • Best practices for accountability and communication structures
 
It was a valuable dialogue that highlighted how ownership goals and operational models must work hand in hand to achieve long-term success.
 
Networking & Industry Insights
Beyond the panels, one of the biggest takeaways for me was the power of connection. I met so many new people who are driving innovation across the Single-Family Rental space—from tech platforms to service providers to investors shaping the next wave of growth. The creativity and collaboration happening in our industry right now is truly exciting.  It is great to see how everyone is truly there to help each other learn and grow.
 
Final Thoughts
Walking away from IMN, I feel energized by the conversations, inspired by the leaders shaping the future of SFR and multifamily, and grateful for the opportunity to represent Auben in the dialogue.
I love being part of this industry: it’s constantly evolving, collaborative, and filled with passionate people committed to building stronger, smarter housing solutions.
