Reflecting on NAA's Apartmentalize 2025 – Vegas Edition

In this week’s blog, I am turning it over to Auben’s Director of Operations for our Kansas City and Texas Markets, Alli Malliton.
 

 
This event is one of my favorite conferences in the multifamily space—not just for the content, innovation, and insights, but for the connections. It’s always such a meaningful experience to catch up with industry friends and colleagues from across the country, many of whom I’ve had the pleasure of knowing for years. There’s something special about being surrounded by people who understand the challenges, opportunities, and passion that come with this industry.
 
From the high-energy expo floor to thought-provoking sessions and catch-ups with peers, the week was a great reminder of how strong and supportive our multifamily community really is.  Everyone wants each other to succeed whether you are competitors or not, we are all in this together!
 
Here are a few takeaways from some of the sessions I attended.
 
AI is Here to Stay – But Strategy Comes First
Artificial Intelligence was everywhere this year—from leasing bots to predictive analytics and maintenance workflows. The key message: AI isn’t a replacement; it’s a tool. Companies that are successfully implementing AI are doing so with intentional strategies, proper training, and measurable goals.
 
Affordability Is a National Priority
With rents stabilizing in many markets, the conversation around affordability is front and center. Operators, investors, and policymakers are being pushed to collaborate on creative solutions—from modular construction to tax credit programs and flexible leasing models.
 
Resident Experience = Business Success
Creating connected, meaningful resident experiences is more important now than ever before. From personalized communications to smart home integrations and community-building events, it’s clear that a superior resident journey drives retention and revenue.
 
Sustainability Isn’t Optional
With new regulatory pressures and resident demand, ESG (Environmental, Social, Governance) was a major theme. Operators are expected to make measurable progress on sustainability—energy-efficient buildings, water conservation and waste reduction all while balancing cost and ROI.
Big thanks to the NAA for putting on another amazing event.  I am already counting down the days until we do it all again next year in New Orleans!
