How We Find and Build Value in Real Estate Markets

At Auben Capital Partners (ACP), our mission isn’t just to create investment opportunities — it’s to create partnerships rooted in trust, purpose, and performance.

In our last post, we shared how ACP helps passive investors build lasting wealth through three key pathways: equity in business operations, real estate assets, and loan syndications.

This time, we’re taking you behind the scenes — into how we identify strong markets, evaluate opportunities, and align with the right people to make each investment work.

Our Foundation: Where It All Started

The story of ACP begins with Auben Realty — our operational and corporate arm.
Founded in 2009 in Augusta, Georgia, Auben Realty was built on the belief that real estate investing should be rooted in community understanding and operational excellence.

Over time, that boots-on-the-ground experience became the foundation for Auben Capital Partners, the investment management division that connects capital to opportunity across the country.

Together, Auben Realty and ACP create a vertically integrated ecosystem — from acquisition and renovation to leasing and asset management — designed to maximize value for both residents and investors.

How We Identify Prime Growth Markets

ACP originally focused on secondary and tertiary emerging markets where growth is steady, affordability remains strong, and demand for quality housing continues to climb. Over the past several years ACP has also expanded into primary growth markets, increasing our investment opportunities for our investors.

Our approach blends data-driven analysis with local expertise, allowing us to target regions that combine economic fundamentals with human potential.

Our Core Markets Include:

  • Chattanooga, TN: A vibrant mid-sized city with major employers, outdoor amenities, and a thriving tech and logistics base.
  • Kansas City, MO: A consistent performer with diversified industry growth and a strong rental market.
  • Dallas–Fort Worth, TX: A powerhouse metro with population inflow, employment stability, and suburban expansion.
  • Columbia & Charleston, SC: Fast-growing South Carolina metros where affordability meets long-term opportunity — and where we recently expanded operations through the acquisition of a local property management firm.
  • Jacksonville, FL: A logistics and port city with dynamic population growth and a strong appetite for build-to-rent housing.
  • Augusta, GA: Where it all began — a resilient housing market driven by healthcare, military, and education sectors.

By investing in these markets, ACP seeks balance between yield, appreciation, and long-term sustainability — not just short-term trends.

The Power of People and Partnership

Our market selection is only as strong as the teams who operate within it.
That’s why ACP partners with local experts who live and work in the communities we invest in.

These partnerships bring invaluable insight into neighborhood dynamics, tenant preferences, and long-term development potential.

It’s this alignment — between local knowledge and institutional strategy — that gives ACP its edge in sourcing and managing high-performing real estate.

Diversified Strategies, Unified Vision

As discussed in our previous article, ACP provides investors with three strategic ways to participate in passive real estate investing:

  1. Equity in Business Operations – investing alongside our expanding real estate enterprises.
  1. Real Estate Assets – participating in value-based residential portfolios across key markets.
  1. Loan Syndications – generating fixed-income

Each strategy plays a role in creating diversified, risk-balanced portfolios designed to deliver steady performance and real-world impact.

Building Wealth That Lasts

Our belief is simple: when we invest where people live, work, and grow — and with people who understand those communities — we build more than returns; we build resilience.

From Augusta to Dallas, ACP’s growth is driven by a long-term commitment to investors and to the markets that shape our future.
