What are your rental requirements?
- Properties $900+ require a 600 credit score from all parties. No exceptions.
- Properties below $900 may accept average credit scores of 580 – 599 with 1.5x the security deposit, 570 – 579 may require 2x security deposit and income must be a minimum of 4x the monthly rent.
- Positive landlord references
- No recent or current evictions
- No outstanding balances owed to previous landlords
- 3 - 4 x the monthly rent in income
- Clean background checks with no felonies
Can I pay my rent online?
Yes. We encourage all of our tenants to set up their tenant portal to make online payments. You can also submit maintenance requests online.
What if I want to add a roommate to my lease?
Notify your property manager. Your property manager will need to notify the owner of your property. We will need that individual to fill out an application so that we can have their information on file.
Do I have the right to early terminate my lease?
This is a question that can be answered by reviewing your lease. Our typical policy on early termination is as follows: 1.) Provide 60 days notice 2.) Rent for those 60 days, 3.) Pay an early termination fee equal to one month's rent, 4.) Forfeit security deposit, and 5.) Pay an early termination fee of $75.00 The military clause does apply for tenants who are active military. A copy of PCS orders are required for Auben Realty to honor the clause.
How long should I expect before a maintenance request to be completed?
It depends on the scope of work for your maintenance request. Our maintenance department will contact you within two (2) business days to schedule a time to fix your maintenance concern. The vast majority of our maintenance requests are completed within three (3) business days of your submission.
How many days will I have to get utilities switched over into my name?
You have three (3) business days. After that, the owner of your property will be disconnecting service out of their name. If you fail to take utilities out of your name within that time and the owner of your property incurs any charges, these charges will be added to your balance.
How long does it take to process an application?
Applications usually take three to five (3-5) business days to process, but may take longer depending on previous landlord verification. You can speed up the process by ensuring that contact information for your previous landlords is accurate and current
Who has to fill out an application?
Each adult over the age of 18 that will be living at the property must fill out an application and pay the $40 processing fee.
Do your rentals come with utilities included?
Typically, tenants are responsible for all utilities. Occasionally we come across an owner that includes utilities in the price of the rent, but those are rare. Check each individual listing for details. If the listing does not state “utilities included,” the tenant is responsible.
Do your rentals come with appliances?
All rental properties come with at least a refrigerator, stove, and oven. Some properties have dishwashers and microwaves, but not all.
What does your application screening entail?
We perform a credit check, criminal history screening, eviction screening, landlord verification, and employment verification. When filling out an application, remember to complete it FULLY AND HONESTLY!
